Closing Day

Congratulations! Closing day is the final step in the home selling process. Before the sale is complete, there are just a few final details to take care of.

Final Walk-Through

The buyer will typically conduct a final walk-through shortly before closing. This gives the buyer an opportunity to verify that the home is in substantially the same condition as when the purchase agreement was signed, that any agreed-upon repairs have been completed, and that no unexpected issues have arisen.

Utilities and Home Services

Do not disconnect utilities or home services before closing. Keep all services active through funding and the close of escrow so the buyer can complete the final walk-through and the transaction can be completed without interruption.

After funding and the close of escrow, contact your utility providers and service companies to disconnect or transfer your accounts in accordance with your service agreements.

Preparing for Closing

Before closing, be sure to:

• Remove all personal belongings unless otherwise agreed upon in the purchase agreement.
• Leave behind any items included in the purchase agreement.
• Gather all keys, garage door openers, gate remotes, mailbox keys, security codes, and appliance manuals for the new owner.
• Complete any agreed-upon repairs before closing.

If an unexpected issue arises before closing, we will work with all parties to help resolve it and keep your transaction moving forward.

Closing Day

The closing agent will prepare the necessary closing documents and coordinate the transfer of ownership. Once all required documents have been signed, funds have been received, and the transaction has been finalized, the sale of your home is complete.
