CLOSING DAY
Congratulations! You are almost a homeowner. Before you receive the keys to your new home, there are just a few final steps to complete.
Final Walk-Through
The final walk-through is typically scheduled within 24 hours before closing. This is your opportunity to confirm that:
- The property is in substantially the same condition as when you agreed to purchase it.
- Any agreed-upon repairs have been completed.
- Included appliances, fixtures, and other items remain with the property.
- No unexpected damage has occurred since your last visit.
- Personal property not included in the sale has been removed, unless otherwise agreed.
Home Services and Utilities
We will be happy to provide you with information to help you contact local utility providers and arrange for the transfer of services before closing, making your transition into your new home as smooth as possible.
Be Prepared
Most closings proceed as planned. However, unexpected issues can occasionally arise. If they do, there is no need to worry. We will work closely with your lender, the closing agent, and all parties involved to help resolve any issues efficiently and keep your closing on schedule.
Closing
At closing, you will review and sign the documents necessary to complete your home purchase. If you are obtaining financing, you will also sign the documents required by your lender.
Your closing agent or title company will explain the closing documents, collect any remaining funds due, and complete the transfer of ownership.
Once all documents have been signed, all required funds have been received, and the transaction has been finalized, you will receive the keys to your new home.
